Here is an overview of our process for short sale files:

1.  File is submitted to Florida Short Sale Negotiators. 
2.  HUD is requested and generated by title company
3.  File is set up in the tracking system and passed to a processor for submission
4.  Realtor and homeowner are notified of any missing documents or other items
5.  File is submitted to the lender (s)
6.  File is followed up on and worked at least twice a week - updates are sent weekly to buyers agents
7.  BPO or appraisal is completed - you the Realtor will be the point of contact for this activity and will have the opportunity to meet with and discuss the valuation with the realtor or appraiser
8.  Negotiations occur with our team and the lender(s)
    - HOA or other liens are negotiated down to help meet lender net requirements
9.  Any deficiency or other issues are discussed with homeowner or lender
10.  Approvals received and forwarded to seller for final review
11.  Closing is scheduled
